The optional bills-inclusive packages available through our properties come with absolutely no fair usage cap. This means if you choose this option, you can use as much heating, hot water, electricity and broadband as you need without worrying about exceeding any limits or facing unexpected charges.
What is a Fair Usage Cap?
A fair usage cap (sometimes called a "fair usage policy" or FUP) is a limit that some landlords and letting agents place on utility consumption in bills-included properties. If tenants exceed this cap, they're charged extra — often at premium rates.
This can lead to unpleasant surprises: students cutting back on heating during exam season, or worrying about taking longer showers. We don't think that's fair.

The bills-inclusive packages include high-speed fibre broadband — typically 100Mbps+. This is more than enough for streaming, gaming, and video calls.
