Real Weekly Examples (Current Listings)

All Gillams listings show all-inclusive first, then rent-only. The difference between the two is your "bundle premium" – the extra you pay for bills to be included.

What the Premium Actually Means

If the premium is around £24 pppw, your group is paying extra each week:

  • 6 people: ~£144/week for the whole house (24 × 6)
  • 4 people: ~£96/week for the whole house (24 × 4)

So the question becomes: Would your DIY household bills (gas/electric + water + broadband + TV licence) reliably come in under that amount?

  • If yes → rent-only may be cheaper
  • If no → all-inclusive may be better value (and lower stress)

When Bills-Included Makes Sense

  • Predictable budgeting – One fixed weekly cost, no seasonal bill spikes
  • No admin hassle – No setting up utility accounts, no chasing housemates for bill money
  • Bigger groups (6–10) – Fewer arguments and fewer split-bill problems
  • High-heating households – If your group tends to run heating a lot, DIY bills can exceed the premium
  • International students / mixed groups – Simpler financial setup and fewer moving parts

When Rent-Only Makes Sense

  • Eco-conscious groups – If you're genuinely minimal with heating, you can save money
  • Newer/efficient properties – Well-insulated houses have lower running costs
  • Summer-heavy tenancy – If you'll be away much of winter, rent-only saves money
  • Control-focused groups – You choose providers and can switch for better deals

What's Included in Bills-Included?

All Gillams bills-included properties typically cover:

  • Gas – Heating and cooking
  • Electricity – Lighting, appliances, charging
  • Water – Including sewerage
  • Broadband – Usually superfast fibre
  • TV Licence – Often included (check individual listings)

Most Gillams bills-included properties state "no fair usage cap" – normal student usage is always covered.

Not usually included: Contents insurance (we recommend Endsleigh).

Frequently Asked Questions

Is bills-included always more expensive?

The bundle premium on current Gillams listings is typically around £24 pppw. Whether this is "worth it" depends on your DIY bills: if your group would spend more than the premium on utilities, bills-included saves money. If less, rent-only is cheaper.

What counts as "fair usage" for bills?

Fair usage means normal student living – heating when it's cold, hot showers, cooking, devices. It doesn't cover things like cryptocurrency mining, running a home business, or keeping heating on 24/7 with windows open. Most Gillams properties state 'no fair usage cap'.

Can I switch from rent-only to bills-included?

With Gillams, many properties offer both options – you can see both prices on the property card. Ask during your viewing about your preferred option. For existing tenancies, contact us before renewal to discuss adding bills.

What bills are included in all-inclusive?

Gillams all-inclusive typically covers gas, electricity, water, broadband and TV licence. Check individual property listings for confirmation as packages may vary.
