Best student houses by group size

Confirm the people in your group before comparing houses. Count bedrooms that each person would genuinely accept, not just rooms labelled as bedrooms. Put any accessibility, storage or home-study requirements on the shortlist before the viewing. If the group is not settled, understand the agreement and liability before committing to a larger house.

For one or two people, compare a self-contained flat with a small house and distinguish whole-property rent from rent per person. Three- and four-person groups should check whether a separate living room has been turned into a bedroom. Five- and six-person households need a practical plan for cooking, refrigeration, bathrooms and drying laundry. Seven- and eight-person groups should test whether communal rooms accommodate everyone. For nine or ten people, check the actual occupancy limit, facilities and licensing position rather than assuming a large building suits a large group.

Best student houses near Streatham and St Luke’s

Use the campus where you actually study, not simply “University of Exeter”, as your starting point. Check your teaching building, entrance and regular activities. Two people on the same course may still have different journeys because of placements, sport, laboratory work or evening commitments.

For the comparison below, “near” means a recorded walk of no more than 20 minutes to the named campus. Best student houses by area and road

Start broad enough to compare alternatives, then narrow to a street and address. An area page helps you see the local inventory; a road page helps you compare the houses actually recorded on that street. A property page is where you should confirm the rent, facilities and availability.

Do not infer the feel of an entire road from one photograph. Check the exact position of the house, bedroom orientation, surrounding uses and the route home. A large kitchen, a usable shared room or an extra shower may be more valuable to your group than a fashionable location label.

How much do student houses cost?

Read the current snapshot as evidence about the Gillams portfolio, not the whole Exeter market. The median is the middle recorded rent in the eligible sample. It does not promise that a house at that price is available, and it should not be treated as a quote for an individual property.

Compare like with like: the same group size, the same academic year and the same price basis. A whole-house weekly amount is different from a per-person weekly amount. An inclusive asking price is different from a rent-only figure. Check the payment schedule and the agreement rather than multiplying an illustrative weekly figure by an assumed tenancy length.

A small sample is a reason to look closely at the individual records, not to invent an area average. The Rent Index applies the same publication threshold used here and explains the current cohort. Follow it for the fuller breakdown instead of relying on a number copied into an old article.

Rent only vs bills included

Request a written list of what an inclusive option covers. Check electricity, gas where applicable, water, broadband, any insurance and any fair-use limits separately. “Bills included” is not a complete specification. Ask who holds the utility accounts and who handles problems with a supplier.

An optional package can make sharing costs easier, but compare its actual terms with the rent-only alternative for that same house. The bills premium shown in this guide is calculated only from properties with both recorded prices; it is not a prediction of your usage or a universal package price.

If your group chooses rent only, agree who will set up accounts, how direct debits will be funded and how meter readings will be recorded. Discuss what happens when someone is away, arrives late or leaves the group. A cheaper-looking headline can become a source of disagreement if no one owns the administration.

What makes a good student house?

Start in the bedrooms. Check space for a bed, desk, chair and storage, the usefulness of natural light, ventilation and where sockets sit. A wide-angle photograph cannot establish whether a desk fits comfortably or a wardrobe blocks a door. Agree how any meaningful differences between rooms will be handled before choosing them.

In the kitchen, test the layout against the number of people cooking at busy times. Count usable fridge and freezer space, cupboards, hob positions and work surfaces. Ask which appliances are included and who repairs them. Look at where laundry will dry without blocking circulation or creating excess moisture.

A communal room needs to serve the household you actually have. Check seating, eating space and whether there is a place to spend time away from a bedroom. Count independent showers and toilets as well as rooms described as bathrooms; an en-suite facility may not be accessible to everyone.

Ask about heating controls, the current EPC, broadband provision and any known damp or repair issues. Check the condition in person and record agreed works in writing. A garden can be useful, but clarify maintenance responsibilities. Parking should be identified as a specific private space, a permit possibility or another arrangement; do not assume a permit guarantees a space.

Ask to see the relevant safety and licensing information for the property and agreement. Look for working alarms and clear escape routes, and raise any concern before paying. The presence of an EPC or a certificate is not a substitute for understanding how a fault will be reported and repaired.

Best houses for large groups

For seven to ten people, compare the house as a shared system. Think through breakfast, lectures, laundry, evening cooking and guests. A larger bedroom count can increase pressure on bathrooms, appliances, storage and communal space even where every bedroom looks acceptable on its own.

Make a shared shortlist with minimum requirements that everyone can see. Decide whether an extra bathroom, a better kitchen or a shorter campus route matters more than a slightly lower rent. Put the actual recorded facts into the comparison tool and leave unknown fields as questions for the viewing.

Before making a commitment, confirm the permitted occupancy and what happens if a housemate changes plans. Ask who signs the agreement, what any guarantor is guaranteeing and how a proposed replacement would be handled. Those answers come from the documents, not from the number of bedrooms in an advert.

Build a shortlist you can actually use

Compare two plausible houses rather than a favourite against an obviously unsuitable alternative. Record the same facts for both: rent basis, bills, bedrooms, bathrooms, campus walks, location, EPC, outside space and current status. Treat an unknown as a question, not a disadvantage or a zero.

After each viewing, write down what the group observed and what the agent still needs to confirm. Distinguish a recorded fact from a promised improvement. A written summary makes it easier to choose without relying on the most persuasive photograph or the first person to express a preference.

How this guide is compiled

The property evidence comes from the same Gillams inventory snapshot and Rent Intelligence calculation used by the Exeter Student Rent Index. It describes the 2027/28 Gillams sample, not the entire Exeter market. Current-cycle records, pricing observations and available properties are separate cohorts.

“Available” means the property is released for this academic year and its current status is bookable. Under-offer, let, withdrawn and unreleased stock is not presented as available. Individual prices use explicitly recorded per-person facts; missing inclusive prices are not estimated.

Rent summaries need at least five eligible observations, a recorded update date, and must pass the Rent Index’s validity checks. Bills premiums use matched inclusive and rent-only observations from the same properties and their own evidence threshold. N is the number of eligible observations, not a count of all houses in Exeter. Where a condition fails, the guide says “Insufficient current evidence”.

Walking times are stored listing measurements to the named campus. Missing or zero values are excluded. The campus shortlist uses a declared maximum of 20 recorded minutes; this is a search criterion, not a universal definition of convenience. Times vary with route, entrance, pace and accessibility needs.

How do I compare a six-bedroom and a seven-bedroom house?

First establish how many people will pay the rent and whether everyone accepts the rooms. Compare per-person and whole-house costs on the same basis, then look at bathrooms, kitchen capacity and shared space. Do not assume an empty bedroom has no cost.

Which houses are near Streatham?

Are the rents representative of all Exeter?

No. These are current Gillams portfolio observations for the stated academic year. They are not a market-wide survey. The Rent Index explains the cohort, dates and publication threshold.

Why is a rent figure withheld?

A rent summary needs at least five eligible dated records under the Rent Index rules. If there are too few observations, invalid prices or no defensible measurement date, the guide displays Insufficient current evidence instead of an average.

Does the cheapest rent mean the best value?

Not necessarily. Check the bills basis, room usability, bathrooms, shared space, condition and travel needs. Compare two suitable houses with the same criteria rather than treating headline rent as a complete quality measure.

How are bills-included prices compared?

The guide uses recorded inclusive prices, without estimating missing ones. The bills premium uses matched rent-only and inclusive facts from the same properties. Ask for the package specification and any fair-use terms before choosing.

What matters most for a large group?

Count usable communal seats, independent showers and toilets, fridge space and cooking facilities. Check occupancy and the written agreement. A high bedroom count does not by itself show that daily life will work for seven to ten people.

Can I book a house shown as let?

No. A let property may provide relevant portfolio or price evidence, but it is not current availability. Use the live listing status and only request a viewing on a property that is available for the current cycle.

Should pairs compare flats too?

Yes. A self-contained flat may be a relevant alternative for one or two people. Check whether the rent is for the whole flat or per person and whether the agreement, bills and facilities suit your circumstances.

What should we do if no suitable house is available?

Set a property alert and agree which criteria can change. You might widen the area or road search while retaining a firm budget and minimum facilities. Do not assume unreleased or let stock can be booked.
