What We Verify
- Property ownership: Confirmed with landlord documentation
- HMO licensing: Checked against Exeter City Council records
- Safety certificates: Gas Safety, EICR, EPC all verified
- Photos: Taken by our team or verified as current
- Rent accuracy: Confirmed directly with landlords
- Availability dates: Updated within 24 hours of changes
Update Frequency
Our listings database updates continuously throughout the day. Here's our typical schedule:
Real-Time Status Updates
When a property status changes (e.g., goes under offer or is let), we update our system immediately. Our website reflects these changes within 1-24 hours depending on when we receive confirmation from the landlord.
Data Sources & Methodology
Where Our Data Comes From
- Rent data: Actual tenancy agreements signed through Gillams Properties (not advertised prices from aggregators)
- Walk times: Measured using Google Maps walking directions at typical speeds
- Area information: Based on 20+ years of local knowledge and student feedback
- Property features: Verified during in-person viewings
Quality Filters We Apply
- Rent data below £80 pppw is excluded as likely data errors
- Properties without valid addresses are not displayed
- Expired or withdrawn listings are removed within 24 hours
- Photos older than 18 months are flagged for refresh
Our Commitment to Accuracy
Unlike property aggregators that scrape listings from multiple sources, every property on our site is either:
- Directly managed by Gillams Properties, or
- Listed exclusively through our agency
This means you won't find duplicate listings, outdated properties marked as available, or misleading "bait and switch" pricing. What you see is what's genuinely available.
